FAQs – PLANNING & ARCHITECTURAL DESIGN
From initial ideas and feasibility through to planning applications and design development, we help clients understand the options available for their property and develop practical proposals around their requirements.
FREQUENTLY ASKED QUESTIONS
What is permitted development?
Permitted development rights allow certain types of building work and alterations to be carried out without making a full planning application, provided the proposal meets the relevant limitations and conditions.
The rules vary depending on the property, location and proposed work, and some properties may have restricted permitted development rights. We can review your proposal and advise on the appropriate planning route.
How do I know if my extension needs planning permission?
Whether an extension requires planning permission depends on factors including its size, height, position, relationship to the existing property and the planning restrictions affecting the site.
Some extensions may qualify as permitted development, while others require a planning application. We can assess the proposed works and advise on the likely approval route before progressing with the design.
What drawings are normally required for a planning application?
A typical planning application may require a location plan, site or block plan, existing and proposed floor plans, elevations and, where relevant, sections and roof plans.
Additional drawings or supporting information may be required depending on the nature of the development and the requirements of the local planning authority.
Can you prepare drawings for loft conversions and extensions?
Yes. We can prepare architectural drawings for extensions, loft conversions, internal alterations, property refurbishments and other residential or commercial improvement projects.
The scope of drawings can be tailored to the stage of the project, from initial design and planning proposals through to more detailed technical information.
What happens if my planning application is refused?
A refusal does not necessarily mean the project cannot proceed. The reasons for refusal should first be reviewed carefully to understand the planning concerns raised by the local authority.
Depending on the circumstances, possible options may include revising the design and submitting a new application or considering whether an appeal is appropriate. We can help review the decision and discuss the practical options available.
Can changes be made to the design after a planning application has been submitted?
Sometimes. Minor amendments may be accepted while an application is being considered, although this depends on the nature of the changes and the local planning authority.
More substantial changes may require revised drawings, a new application or, following approval, an appropriate amendment process. We can help assess the proposed changes and determine the most suitable approach.
