What does a construction project manager do?
A construction project manager helps coordinate the different elements of a project, including programme, design information, procurement, contractors, site activities and communication between the parties involved.
The role is to maintain an overview of the project, identify issues early and help keep the works progressing in an organised and controlled manner.
When should a project manager become involved in a project?
Ideally, project management should begin during the early stages of a project, before construction starts. Early involvement allows the programme, procurement strategy, design information, budget and construction requirements to be considered together.
We can also become involved at a later stage where a project is already designed or construction has commenced, subject to reviewing the existing arrangements and project information.
Can you manage contractors and subcontractors on my behalf?
Yes. Depending on the agreed scope of our appointment, we can coordinate contractors, subcontractors and specialist trades involved in the project.
This can include planning work sequences, coordinating information and access, monitoring progress and helping resolve issues that arise during construction.
How do you manage the project programme and delays?
We establish and monitor the project programme against key activities and milestones, coordinating the sequence of design, procurement and construction work.
Where delays or potential problems arise, we review their impact on other activities and consider practical measures to reduce disruption and maintain progress where reasonably possible.
How are project costs and changes monitored?
Project costs can be monitored against the agreed scope, quotations, allowances and subsequent changes as the project develops. Where variations arise, their cost and programme implications should be identified and communicated before the additional work proceeds wherever practicable.
The level of cost monitoring and reporting provided will depend on the project and the scope of our appointment.
How will I be kept informed about the progress of my project?
Clear communication is an important part of project management. Depending on the project, updates may be provided through progress meetings, site discussions, photographs, programme updates and written communication.
The frequency and format of reporting can be agreed at the beginning of the appointment so that you have an appropriate level of visibility throughout the project.
